The project area is comprised of 10.83 acres and is located in North Bismarck, east of North Washington Street south of Fifty-seventh Avenue between Flint Drive and Calvert Drive. 00:07:12,100 Um, the proposed plot is a replat of lots, 1 and 2, block 3 Boulder Ridge, 7th edition, 1st replat, the proposed plot would uh create 11 lots in one block. Um, the property is currently, uh, zoned RM-15 residential, uh, and has been identified as Nehood mixed use in the future land use plan. 00:07:38,330 Adjacent uses include Saint Mary’s High School to the north across fifty-seventh Avenue, Northeast, um, some row houses and two family residential to the east across Calvert Drive, um, some developing single family residential to the south across Marble Drive and undeveloped land, uh, west across Flint Drive. Um, however, they required certified letter was not sent in the time period reference within the city zoning ordinance but did meet state requirements. 00:09:22,900 Uh, the applicant and their consultant were made aware of this error, and the required certified letter, uh, again was sent to the applicant on January 22nd, which does meet state law requirements.
