And this is authority. Uh, the this is just an update for you. Uh, based on the land development code, which is adopted by the city commission in May. 00:05:26,900 Uh, Isak did bring this to you a few months ago, and it really hasn’t changed much at all since that time. You did have that opportunity to review the downtown section, make some changes to it. And, uh, that was basically the same form. 00:05:43,570 It was adopted in, uh, I’ll be pretty brief and just kind of focus on some of the changes that may impact you as, as a board. Uh, the the ordinance also was adopted in May 26th, will not become effective until October 1st. So we do because it’s the whole zoning and subdivision ordinance at once. We do need time and staff to prepare. 00:06:00,900 And also the public private sector needs time to adjust as well. Now, anytime between now and October 1st, anyone can apply under the new rules, so that would be their option to do so. Uh, although they would not be required until October 1st. 00:06:16,000 Uh, the downtown section is one of the ones that did change quite a bit. Um, it’s it’s now chapter 1405. Uh, it’s written in what, uh, in planning circles is called a form based code, which basically means the emphasis is shifted toward the buildings, uh, where they sit on the site, how they’re designed to proceed from the public right of way, and much less on what happens 00:06:35,700 inside of those buildings. The idea is that can change here and there without needing any permits or permission. Uh, but the exterior is really how it how the public is impacted by the by the property. Uh, we’ll all be having to refer back to this frequently as we as we get used to it. And so you can see the, the blue areas on the street frontage downtown signature are those areas that are really the core of downtown and the streets that were, uh, really emphasizing that, that 00:08:44,470 design detail to, uh, which is Fifth Street and West in Main Avenue, um, between first and seventh and the, uh, the block, um, uh, around fifth, fourth, uh, Broadway and Main. 00:09:08,000 And then, um, there’s a downtown corridor district, which is really along seventh and ninth and the southern portions of Washington that are really more, more auto oriented, uh, where you really wouldn’t expect to see all the pedestrian level of detail that you would know other parts of downtown.
